About Energy Performance Assessors (UK)

COMMERCIAL EPC MADE EASY

EPA offer a one stop shop solution for energy performance assessment. From initial survey through to detailed advice, we can provide a clear pathway to achieve your low carbon, energy efficient ambitions.

What is an EPC?
An EPC is a ‘Energy Performance Certificate’, this is an assessment of how efficient a building is.

An EPC is completed by a qualified person who is able to attend site to review the buildings construction, size, layout and MEPH installations. These observations can then be modelled into a specialist software called iSBEM. Our engineers then use this software to model the building using the survey data, this will produce an EPC rating based on the efficiency of the MEPH installations within the building alongside the thermal performance of the buildings fabrics and construction.
An overall EPC score will be produced which ranges from G – A+. An assessment of the buildings KWh consumption for gas and electricity will also be declared alongside calculated yearly carbon emissions.

Why do i require an EPC?
An EPC is required legally for a building to be leased or sold, this provides the tenant or new owner with information of the given builings energy efficieny and performance.

What does this mean?
Landlords and asset owners must consider their long term plans for a building inline with legislation, the value of the building for re-sale as well as rental may be impacted by these requirements.
Tenant ESG agendas are also of importance, with prospective tenants having energy and carbon targets disclosed within their yearly reporting, these requirements shortlist potential buildings for occupation which align with their aspirations and requirements.

LOW CARBON RETROFIT ADVICE
When assessing a building for retrofit measures, we take the following into consideration;
  • Asset owners long term plan for the building
  • Tenant Lease break events
  • Disruption to tenants
  • Feasibility of interventions
  • Logistical constraints
Our specialist design engineers are able to model improvement measures using bespoke software to understand the impact that possible interventions will have to the overall EPC score for the asset along with consumption reduction calculations and carbon emission calculations.
We think outside the box, with the intention to try and retain what is currently installed, but make it better, to try and maintain operation until it reaches its end of life cycle.

BUILDING REGULATION COMPLIANCE
The latest building regulations came into effect in the summer of 2022, which provided an update on guidelines from the previously issued standard of 2016, known as Part L. A building regulations assessment, is required for all new build developments, where an assessment must be completed and passed as acceptable prior to works commencing. A final check will then be completed once the works are completed.

What do EPA need to complete this process?
  • A Floor Plan
  • An MEPH Specification
  • A Building Specification (to confirm Fabrics, Windows and Structural information)
We aim to complete our BRUKL assessments within 5 working days of receipt of the information, dependent on the project size, these timescales may vary.
Prices start from £600

COMMERCIAL EPC ASSESSOR
A Commercial EPC (Energy Performance Certificate) Assessor is a professional who is qualified and accredited to assess the energy performance of non-domestic or commercial buildings. The role of a commercial EPC assessor is to conduct energy assessments on various types of commercial properties to determine their energy efficiency and environmental impact.

The key responsibilities of a commercial EPC assessor typically include:
  • EPC Certification: Issuing Energy Performance Certificates for the commercial buildings based on their energy efficiency. The certificate will provide information on the building’s energy efficiency rating, potential energy savings, and recommendations for improving energy performance.
  • Energy Assessments: Conducting on-site inspections of commercial buildings and collecting data related to building fabric, heating, cooling, ventilation, lighting, and other energy-related systems.
  • Data Analysis: Analyzing the collected data and using specialized software to calculate the energy performance of the building and generate the EPC rating.
  • Compliance: Ensuring that the assessment process and certification comply with relevant local and national regulations and standards.
  • Advice: Providing recommendations and suggestions to building owners and occupiers on how to improve the energy efficiency of their commercial properties.
  • Renewals: Handling EPC renewals and updates when required by law or requested by the building owner.
