Castle EPC has been producing Energy Performance Certificates in and around North Wales and Cheshire since 2007.


We are fully accredited local surveyors providing domestic and level 3 commercial EPCs. We are also fully qualified Green Deal Assessors and have helped our customers to access the Renewable Heat Incentive ( RHI ) and the Feed In Tariff ( FIT ). We work with estate agents and consider ourselves experts in producing high quality 2D and 3D floor plans.

What is a Domestic EPC?
An EPC, or Energy Performance Certificate, tells you how efficient your property is as well as providing a carbon emissions rating. It considers the construction of the building as well as the heating system and any retrofitting of energy saving measures that has taken place like cavity wall and loft insulation.

Why do I need a Domestic EPC?
Since late 2008, it has been a legal requirement for a rental or marketed property to have an EPC. The EPC report gives the person who is buying or renting the property not only a view on its current energy rating, but the measures that can be installed to improve the energy efficiency, including things like the estimated savings these measures would achieve. An EPC can also allow you to access government grants (including ECO, RHI and FIT) to help fund energy saving measures.

EPC reports are valid for 10 years, so provided no major changes have taken place to the property, if there is an existing EPC on your home then you do not need a new one.

What is a Commercial EPC?
Commercial Energy Performance Certificates (EPC) are energy reports that determine how energy efficient a building or commercial premises is. The ratings on a commercial EPC start from G (least energy efficient), going up to an A for the most energy efficient building. Unlike the domestic EPCs, commercial reports start from 0, which is a very good rating going up to 150 and beyond for the worst energy performing properties.

Why do I need a Commercial EPC?
If you are renting, selling or commissioning a new building you have to have an EPC – it is a legal requirement. Once you have one, it will be valid for 10 years, unless there is a material change to the building, for example: there is a change of use, there are significant changes to the fabric of the building, significant extensions to the property and /or changes to the provision of fixed services then a new EPC will have to be produced. Also, if there are modifications to the existing premises after the original transaction date, for example the building has had new building services installed, then a new EPC should be produced. This gives the prospective buyer or tenant the most updated information on energy efficiency of the property.

Retrofit PAS 2035
Castle EPC is now fully qualified as both Retrofit assessors and retrofit
coordinators. We can assess your domestic properties and ensure they are
fully compliant with the PAS2035 standard. We are accredited with Stroma,
Elmhurst and ECMK and approved members of the government’s TrustMark
scheme.

SAP New Build
On Construction Energy Performance Certificates (OCEPC’s)

Our assessors will only produce PEAs (Predicted energy Assessments) based on SAP calculations produced by our assessors. Companies offering a OCEPC from third-party calculations are in breach of industry standards and put you at risk of falling outside professional indemnity insurances. We always calculated the SAPs ourselves for properties requiring a PEA – EPC offering our clients assurance and protection.
