Our team of skilled craftsman and designers have been operating in the heart of Sussex since 2008. We are proud to offer beautiful bespoke garden rooms that stand out amongst the crowd.

Our founder, Richard Kear, was surrounded by carpentry from a young age thanks to his father. Richard trained as an oak framer, but his career was paused by a serious hand injury. During his recovery period, Richard and his best friend began building playhouses – inspired by his father who built wendy houses for prestigious families including royalty! The playhouses stirred up interest from local families, and Miniature Manors was born. Richard soon learnt that Miniature Manors were in demand from adults, as well as children. He moved in to creating high quality garden buildings, setting up one of the first garden room businesses in Sussex.

Fast forward to today, and Miniature Manors is one of the most experienced garden room companies in the area. We are facing a market that is now flooded with competitors undercutting on price, but also compromising on quality. Our team therefore strives to create the best range of bespoke garden buildings using our years of experience and knowledge.

We are a friendly team with bundles of enthusiasm and skill. We have two excellent site managers which allows us to run multiple jobs successfully. In the office, we have an architectural engineer who looks after our planning applications and creates our wonderful garden room designs. We also run a carpentry apprenticeship scheme each year as we recognise the need for skilled tradesmen for the future of our industry. Process

1. Your Enquiry
After your initial enquiry, a member of our team will aim to contact you within 48 hours to discuss your garden room or garden structure plans in more detail. It is always helpful to find out if there are particular features that you would like built into the garden structure, as well as if you have a size in mind. We like to get an estimate to you as soon as possible so that we can determine whether we can accommodate your budget.

2. Site-visit
We recommend booking in a site-visit with one of our Operations Managers in order to have a detailed conversation about your garden room or garden structure plans. A member of our knowledgeable team will bring material samples and our digital portfolio. This enables you to choose the finish and allows us to create a design that is truly unique for you.

3. The Design Stage
Our team will then create a 3D model which encapsulates your ideas. We will send this to you with a list of proposed specifications and a quotation. We welcome any feedback and will keep making adjustments until you are 100% happy with the design and cost.

4. Booking in a Start Date
When you are happy to proceed with your own Miniature Manor, we will schedule your build into our diary. To confirm your start date we require a deposit which will be outlined in your quotation. Start dates are confirmed on a first-come-first-serve basis, although our lead time is usually no more than 12 weeks depending on the time of year.

5. The Building Process
The build time of our garden structures depends on the size and complexities of your project. The majority of the work will take place on-site in your garden. As none of our structures are mass-produced, we will order your required materials especially for your work. Our garden rooms 1 – 4 weeks depending upon the additional features required such as washrooms or specialised decorating. We have a talented team of carpenters who take pride in their work and will aim to get your custom-made design completed as soon as possible.

6. After-care of your Garden Structure
Once your garden building or garden structure complete, we will advise how best to look after the structure to ensure longevity. We offer a 10 year warranty on any building defects, and in the unlikely scenario that require a repair, will get a member of our team to you quicky.
