The majority of Britons do not know which home improvement project adds the most value to a property, according to a recent study. Findings by Topps Tiles reveal that 75% of homeowners cannot recognise the best way to increase the value of their house; and that a new bathroom is one of the top five home improvements.
Over half of those surveyed believed that fitting a new kitchen would add the most value when in fact a loft conversion is the greatest renovation to up the property price by a massive £20,876.
The remaining top four home improvements consist of the extension/conservatory which ass £12,151; a new kitchen which increases the value by £5,617; new windows add £5,265 and renovating the bathroom enhances the house worth by £3,351.
Further findings show that men understand more than women on what adds value to a property as 29% of males surveyed identified the loft conversion as the top home update in comparison to 19% of females. This is further reiterated by the fact that only 33% of women thought building an extension would add the most value on contrast to 43% of men.
What is more, a troublingly third of men confessed to tackling plumbing jobs themselves rather than hiring expert tradespeople; and over 50% admitted to never reading instruction manuals.
So if you are undertaking any DIY projects around the house in May, perhaps you should focus on some of the developments that will most likely add value to the total house price. And it is always beneficial to employ a professional that has years of experience in the industry so all work is carried out to a high standard.
