Keepmoat has been appointed by West Lancashire Borough Council to deliver new factory units to meet the needs of businesses in the region.
The 11 units will replace those which were demolished at 18-24 Gorsey Place on the Gillibrands industrial estate in 2013.
The £1.75m 'Greenshoots' development will help meet demand and create new jobs.
Work is due to commence in November 2015.
The new units range from 1,000 sq ft to 2,250 sq ft and will have HGV access and on-site parking.
The units will be available to rent from spring 2016 and demand is expected to be high, with one firm already having arranged a pre-let on three of the units.
In addition, Keepmoat plans to work with the Council, West Lancashire College and local training agencies to provide traineeships and work experience placements for local people.
Council Leader Ian Moran said: "We believe we have identified a gap in the market for this type of unit and these new units will help local businesses and attract new ones to the borough, all of which will help create jobs in West Lancashire.
"The new units will also improve the Council's portfolio of industrial properties. If this scheme proves as successful as we expect it to be then we will look at doing more projects to create new and improved business premises."
