Skanska has been selected as the main contractor on a new office building for independent developer Nord.
Construction commences on One Portwell Square, a six storey, 33,750 sq ft nett scheme which is located next to Bristol City Council’s own 100 Temple Street office, 400m from Temple Meads Station, in November, and is expected to be complete in late 2021.
Designed by Stirling Prize winners Allford Hall Monaghan Morris (AHMM), the scheme combines contemporary architecture with a focus on tenant amenity, wellbeing and sustainability to deliver a new model office for Bristol. In addition to a brand new landscaped public square at the front of the property, each upper floor will benefit from a generous terrace. As part of a flexible mixed mode system, opening windows throughout the building work with a passive in-slab cooling system and super high ceilings to create the best work environment for occupiers – comfort cooled workspaces with quality daylight, fresh air and outdoor space.
One Portwall Square is committed to outstanding sustainability, energy efficiency and connectivity and will be built to BREEAM Excellent and EPC Rating A standards. It has achieved WiredScore Certification Platinum and CyclingScore Certification Platinum in recognition of its exceptional connectivity and cycling provision. It is also connecting into Bristol City Council’s District Heat Network providing a more sustainable way of heating that offers cost efficiencies and a greener energy source.
