Joseph Homes has been given the go-ahead by Gravesham Borough Council to deliver Albion Waterside, a landmark regeneration development for Gravesend in Kent.
The plans will deliver 1,500 new homes around the canal basin including a mix of affordable housing as well as Later Living and build-to-rent properties.
The currently underutilised 5.5ha brownfield site on the south bank of the River Thames will be transformed with over 65% of the site being beautifully landscaped open space, including gardens accessible to all – a place for residents to socialise and enjoy. The regeneration will also see an extension of the current popular promenade by 350m of additional riverside walkway. Our proposals will also deliver 4,500sqm of space for local businesses including shops, restaurants and workspaces, enabling a sustainable community where people and businesses can thrive. Our Live Well® values are shaping our approach to sustainability for the regeneration, including providing a shuttle bus into the town to reduce car travel, electric car club and charging points and delivering above the requirement of cycle spaces. And we’ll be planting over 200 trees.
The site was identified and allocated for regeneration as part of the Gravesend Riverside East and Northeast Gravesend Opportunity Area. Leading up to the committee, Joseph Homes and our master planners JTP Architects carried out extensive community engagement to gain valuable feedback from local residents and businesses. As a result of this, reconfiguration of the site was reconsidered as well as prioritising cycle routes and easy access to the waterfront. There will also be a historic trail throughout the site, celebrating the extensive heritage of the town as well as a nod to the rich maritime and industrial history of the area delivered through the style and materials chosen for the buildings and public spaces.
