The Hyde Group has announced that its plans for the regeneration of the Brookhill Estate in Woolwich have been given the green light by the Royal Borough of Greenwich's planning committee.
80 houses on the estate will be replaced by six buildings, each with a communal garden. In total, 254 new homes will be provided in a mix of flats, maisonettes and houses, 49% of which will be affordable.
Guy Slocombe, our Chief Investment Officer, said: "The regeneration of the Brookhill Estate will provide hundreds of much-needed, energy-efficient homes for the area."
Under the proposals, designed by architect Levitt Bernstein, Brookhill will be transformed into a high-quality neighbourhood designed around generous open spaces, including a central landscaped 'green spine' – a pedestrian route linking the new neighbourhood with the surrounding area.
The layout has been designed to create safer streets and encourage active travel, and there will be 1,885m2 of play areas across the estate.
The regeneration of the Brookhill Estate was developed in close consultation with the local community, and 86% of residents approved of the scheme. The onus was placed on delivering houses rather than flats.
The houses will be at the heart of the estate, to reinforce the existing character of Brookhill and provide a series of new mews-style streets.
Simon Lea, Associate Director at Levitt Bernstein, said: "Levitt Bernstein and Hyde championed a collaborative approach for the regeneration. By working closely with residents from the outset, we’ve been able to shape a scheme that will significantly improve the quality of life for those living on the estate, with homes and landscape working ‘hand-in-glove’ to create a lush and pleasant neighbourhood."
Construction is to begin later in 2023, with the homes available in 2025.
