When do I need an Asbestos Survey?

Domestic Properties
Domestic properties built before 2000, and particularly those built between the 1950s and 1980s, are likely to contain asbestos. An asbestos survey at any time can determine the extent to which ACMs (Asbestos Containing Materials) feature in your home. An asbestos survey becomes particularly important if there is fire, flood, or accidental damage caused. It can also be a help or even a necessity if attempting to sell or the property, or if you are making it available for rent.

If you are planning any extension or refurbishment works on your property, then an asbestos survey is also beneficial – for both the safety of the tradesmen who will be carrying out that work, and for your own peace of mind.

Non-domestic properties
For non-domestic premises such as shops, offices, or factories that were built before the year 2000 or anywhere in the UK, an asbestos register must be maintained at all times, in order to comply with legislation laid down by the Health & Safety Executive (HSE).

An initial asbestos survey will be required to achieve this. If your property is found or has previously been found to contain asbestos, you will then require an Asbestos Management Plan and a Risk Register, which should be updated each year. This will necessitate a series of Re-Inspection Asbestos Surveys.

Also, if your property was built before 2000 and you intended to undertake demolition or refurbishment work, then a Refurbishment and Demolition Survey will be needed. This too is a legislative requirement of the HSE.
