Countryside Properties and L&Q have achieved outline consent for the masterplan of Acton Gardens, the regeneration of Ealing’' largest housing estate, South Acton.
Detailed planning consent has also been achieved for 106 new homes, the first within the masterplan.
The vision for the £579m Acton Gardens is to reconnect the estate to the wider neighbourhood by creating an urban village of around 2,517 homes with traditional tree-lined streets that offers a sense of place, security and safety for its residents. Currently the first 167 dwellings at Acton Gardens are under construction with first completions due in January 2013.
The developer, Acton Gardens LLP, a joint venture between L&Q and Countryside Properties, has been working well with the community and the London Borough of Ealing. The developer has now established, in conjunction with local residents and stakeholders, the Acton Gardens Community Board to assist in managing the regeneration.
In addition to one half of the overall number of dwellings being affordable, the development will be a ‘green’ neighbourhood featuring parks, communal gardens and allotments, a community hub and culture, office and retail space.
Acton Gardens brings together quality placemaking with high standards of sustainability and eco-friendly design. The new homes will be built to achieve a minimum Code for Sustainable Homes Level 4 offering low heating, power and water consumption. Non-domestic buildings are aspiring to achieve BREEAM ‘Excellent’.
TSB funding has been secured for a Design for Future Climate: Adapting Building study. This work will develop an evidence-based design response to maintaining long term comfort in homes for a range of future climate scenarios and to evolve an integrated approach to green infrastructure and water sensitive urban design. This will help to reduce flood risk, conserve water, reduce local temperature extremes and create an attractive comfortable external environment.
The new neighbourhood will have improved links to the existing adjoining underground and overground stations, and Acton Town Centre.
