Seaforth Land has selected RED Construction Group to restore an existing office building into an Edwardian style development in Central London.
The project is located at 20-23 Greville Street, adjacent to Holborn’s historic Bleeding Heart Yard in central London.
Designed by award-winning architect Groupwork + Amin Taha and backed by Seaforth Land, the unique project encompasses a comprehensive restoration of an existing office building, in close proximity to RED Construction Group's headquarters, to reinstate the structure’s original Edwardian architectural details and bring new purpose to the site.
Set to commence in Autumn 2020, RED Construction Group's work will most notably see the implementation of a historically-inspired mesh façade and new windows authentic to the period, complementing the surrounding Hatton Garden Conservation Area. The refurbishment will be executed in a sustainably-friendly manner, retaining most of the existing structure and employing cutting-edge use of Cross Laminated Timber (CLT) to create two new floors on top. An existing lightwell will also be repurposed to provide cycle facilities for the building’s occupants.
The total refurbishment will span the building’s 35,566 sq ft of floorspace, with the basement, ground and first floor levels fronting both Greville Street and Bleeding Heart Yard to be renovated and adapted for retail and restaurant use. In keeping with the historical character of nearby Hatton Garden as a centre of fine jewellery, the building will also incorporate a dedicated 1,486 sq ft affordable workspace for the craft.
Graham Sturge, Managing Director of RED Construction, commented: "It has been brilliant to apply our drive and expertise to the elaborate requirements of this Greville Street project. We are proud to have the opportunity to deliver on the vision of Seaforth Land's CEO, Tyler Goodwin to create an authentic historical restoration in collaboration with the esteemed architectural minds at Groupwork + Amin Taha. Our team is looking forward to executing this regeneration and believe the new mixed-use scheme will contribute positively to the ongoing recovery of central London."
Completion of the Greville Street mixed-use development is expected in Summer 2021 and Seaforth Land has established a community working group for the duration of the works for local and stakeholder liaison.
